FAQ
Finding housing that meets your needs can be a challenge. We’re here to answer any questions. What follows are a few of the most common questions we hear – and the answers.
How much is the rent per month?
All of our units are “rent-geared-to-income” which means monthly rent is calculated based on 30 per cent of a tenant’s annual income. For example, if your annual income from line 150 of your latest Notice of Assessment is $26,500, your rent will be 30 per cent of that divided by 12 months or $662.50/month.
Rental rates include heat, and sewer, and garbage removal. Electricity, telephone and cable are not included in the rent. Electricity is currently a flat rate of $50.00 per month and assigned parking is $40.00 per month. Limited visitor parking is provided or street parking is available.
Do I need my Notice of Assessment before I apply?
Yes. You must provide us with this federal government tax form before we can advance your housing application into our system.
How long is the waiting list?
Placement is based on need. We follow a government-regulated point scoring system. The greater the need, the faster the placement.
Am I allowed to own my own home when I apply?
You may own your own home at the time of application, but you must provide a copy of your current realtor listing agreement indicating your intention to have your home for sale on the market. Our building administrators will follow up with you on the sale.
Are companion animals allowed in any of your buildings?
We have a strict “No pet” policy which means companion animals are not permitted. Certified service dogs (i.e. seeing eye dogs) are permitted with proof of official certification.
Is smoking allowed in any of your buildings?
No. We have a strict “No smoking” policy in place. Smoking is not permitted anywhere inside any of our buildings, including inside rental units. Designated outdoor smoking areas are identified at each of our buildings.
Do any of your buildings offer services such as meals and housekeeping?
Our buildings accommodate the independent senior. We do not provide any personal services such as meals and housekeeping. Tenants are welcome to make private arrangements for such in-home services but they would be at the tenant’s discretion and personal expense.
